KFC at De Centrum Mall is opening soon


Kentucky Fried Chicken (KFC)  probably liked this place because the color of the building suits their corporate red color, no need to do painting. (just a joke).  Renovation for the branch is still in progress. 

KFC was founded by Harland Sanders, an entrepreneur who began selling fried chicken from his roadside restaurant in Corbin, Kentucky, during the Great Depression. The global franchise is currently owned by Yum! Brands. The first KFC to open in Malaysia was in 1973 on Jalan Tunku Abdul Rahman.

In Malaysia, the local arm of KFC is KFC holdings also holds the local franchise for Pizza Hut. Pizza Hut is also expected to open at De Centrum Mall (to be called Gallerie @ De Centrum)

Delivery of vacant prossession De Centrum

De Centrum Residences has issued letter for Delivery of vacant possession.  

The management of the building is given to SF Property Management Sdn Bhd.

In order to get the keys the following items has to be settled.
  1. Bank has issued the final payment (so far confirmed is Hong Leong and MayBank)
  2. Maintenance for 3 months (1 quarter) as stipulated by strata titles act. This includes building insurance, sinking funds and 3 months security deposits.
  3. TNB electricity deposit 

Once the 3 items has been settled, you have to make appointment with the credit admin (at the De Centrum sales gallery) to collect keys and do unit inspection. I was told they need 3 days prior notification for unit inspection appointments. During this time all defects has to be recorded and no renovation is permitted to avoid finger pointing disputes.

Decentrum Site Progress - 18-12-15

De Centrum Residences, SOHO and Mall construction is heading towards key handover. New estimated date is January 2016 while the mall called Gallerie will be open to public on February 2016.

One of the current iconic landmark of the area is the beautifully decorated roundabout which has got the De Centrum City sign on.

The pricing for Rimbawan Residence has been announced. There are essentially 4 Types of units. Type A to C are standard units while the villa units are limited edition units.

In terms of pricing, Rimbawan Residence is more pricey than De Centrum Residences. A 2 room unit (Type A) is roughly around 589 psf while De Centrum Residence unit was around 470 psf. translating into a 25% increase.

De Centrum City News Updates 2015-09-22

Update from a newspaper report

  • The De Centrum City mall will be called Gallerie @ De Centrum which will open in February 2016
  • 70% of the shopping centre has been leased out to tenants who will operate a fitness centre, convenience store, pharmacies, book store, fast-food restaurants and a supermarket
  • Next project would be Rimbawan Residences @ De Centrum, a high end residential development which will be launched 4th quarter 2015
  • There will be a shuttle bus from De Centrum City to KVMRT (Klang Valley Mass Rail Transit) Kajang Station.
In preparation for the Rimbawan Residences @ De Centrum launch, the developer Protasco has updated their website and uploaded some artist impressions of the envisioned components in the De Centrum City master plan. It includes a park, waterfront in its master plan which reminds me of Desa Park City, Kepong.

Sepang Outlet Park Mall @ Sepang Airport City Visit

Mitsui Outlet Park Mall is a mall located in the south of Klang Valley, right in Airport City Sepang district. It is the first Mitsui outlet mall to be opened in South East Asia.
It's around 45 minutes from De Centrum area. The retail outlets there are much bigger than what you get in normal shopping complexes due to cheaper rentals. Expect to see year round sales here. Currently the brands are all the standard Nike, Adidas, Zalora, Padini etc..., basically the variety of shops there are not varied enough.

I've been to the outlet malls in Las Vegas where there's much more brands. For example in this outlet mall only got only 1 surf brand Quiksilver but in Vegas there s Stussy, Ripcurl , Hurley, Reef Billabong etc.

Overall design is ok, well litted with the use of lots of indirect lighting. However, foot traffic seems  quite poor, there were very few visitors around and will take some time before business picks up. I also noticed there wasn't a food court around, just a handful of Japanese restaurants around.  It's quite odd that an outlet mall of this size do not have a food court where people can mix and match to order their food.

Unbelievable Morning Traffic


Traffic flow to De Centrum development project was crazy heavy during the mornings just coming out of the Kajang toll. Seems like everyone exit here to go towards Cyberjaya, Putrajaya and towards the LEKAS toll. Traffic is expected to get worst in the near future as more people find jobs in Cyberjaya and Putrajaya.

The saving factor was the wonderfully blue sky.
