Pasaraya Super Seven Supermarket opens in De Centrum Mall

Super Seven Supermarket is now opened in De Centrum Mall. On the first day of opening, for the first time, we see De Centrum Mall packed with people. The carpark was almost full.

Super Seven Supermarket is believed to be a sister company of NSK Supermarket. In fact, the staff were still wearing the NSK Supermarket tag during the opening. The supermarket is located below 7-11 at Lower Ground.
Member Card
Super Seven is currently having promotion for their loyalty card program. Sign up for 3 years for a fee of RM 20 for an RM 10 gift voucher. Their loyalty card entitles members to have special discounts for selected items. Spending a total of RM 100 entitles you to spin a lucky draw wheel.

Opening hours seems quite long from 8AM to 12AM midnight. This is good news for people who go back late from work and also residents of De Centrum Residences and De Centrum Tower.

I just found out that the De Centrum Mall's fb page is being constantly updated with the latest shop openings. The Mall's facebook page is at : 


One such info found was that MrDIY, a chain hardware store will be opening also in De Centrum Mall. That's good news for DIY people and contractors.

The other interesting part is they are opening up the back area of the mall to lease out smaller booths and kiosks for people wanting to start their small busineses. 

Half Moon Kitchen at De Centrum Mall Review

This restaurant resides at the 1st floor of De Centrum Mall. They serve middle eastern cuisine. I believe this restaurant is a sister restaurant called Half Moon Restaurant in Serdang Perdana. 

One difference I notice with middle eastern cuisine is they serve food on a large big plate the size of the table itself, then all the food like kebab, chicken, lamb, rice, condiments are all placed on top of the big plate and when served, everyone will dig in together to eat. Everyone on the table eats from the same big plate. I saw a lot of their middle eastern customers ate that way. This is unlike Chinese food where by each dish is put in a separate plate and everyone each picks up each separate dish on their own plate.



Chicken Royale

Their most popular dish is the chicken royal rice platter. This dish consists of their signature roast chicken  served on top of their aromatic long grain arab rice.  On top of that, they serve tomato paste sauce and hummus as condiments. Humus is something foreign to me, it's actually blended sesame seeds mixed with olive oil, the sauce's texture and consistency is something like the Japanese Kewpie sesame seed sauce used for salads. The roast chicken came out perfectly grilled and properly seasoned with middle eastern spices which were foreign to me. The long grain arab rice was also perfectly seasoned which I suspect is accomplished by  cooking basmati long grain rice with lamb soup stock.

The roast chicken are roasted on the premise itself and you can buy an individual bird for RM 20.


Minced beef dish with  hummus
The chefs are from the middle east, so I believe the food is as authentic as it can be. I tested their lamb dish and it also turned out to be perfectly tenderized and delicious.

One other dish I tested was their Roti, it is an enlarged version of our roti canai which is topped with black sesame seeds.

The restaurant serves complimentary lamb soup. For drinks, there are fruit juices, fruit yogurt drinks and middle east low alcoholic malt beer (Aujan Industries from Dubai).


Overall the food is highly recommended. Only complain is the portions are quite big, I was struggling to finish my portion. Service level for waiters needs improvement as we had to get the waiter's attention before we could order our food after being seated for 15 minutes.

De Centrum City in 2026 ?

This is what the developer's Master Plan for De Centrum City. It's probably going to take another 10 years to see this come to fruition.

Pizza Hut opens branch at De Centrum Mall

After seeing good response from KFC, QSR has opened their Pizza Hut chain at De Centrum Mall. Currently this place does not do delivery yet, deliveries will still come from their Putrajaya branch.



Pasaraya Super Seven (fomerly DC Grocer) opening at De Centrum

After a long wait, a grocer will be opening in De Centrum Mall on 28th December. This grocer is called Pasaraya Super Seven. This place was initially supposed to be called DC Grocer but not sure what happened with the name change. 

It currently occupies 4 shop lots so it's definitely going in big. This will draw more crowds to De Centrum mall. My gut feel is this grocer will be like Econsave Cash and Carry type where members will enjoy discounts for bulk purchases while normal customers will just get the standard store prices.

De Centrum 24 Hours Security Hotline

The Security head is Husein, he spots a cropped military hairstyle, a very jovial person. Often time you will see him doing the rounds himself on a bike. The security office is at the basement of the De Centrum Mall.

Approval required from Majlis Perbandaran Sepang for renovation

The management office recently claimed that the municipal council of Sepang requires that all residents who plan to do any modifications to the existing units will require permission from the council at a permit fee of RM 110 plus stamp duty. This permit will allow the owner to perform any sort of modifications/renovations in their unit for 1 year. It seems that even minor renovations as small as kitchen cabinet and plaster ceiling will require this permit.

I believe a lot of owners complain about it and question about the authenticity of this change in ruling. As a result of this, the management office has put up a letter from the Sepang municipal council on the matter. However, in the letter nowhere does it mention what kind of renovation requires the municipal council permit. It only mention that the building owners have to follow some obscure Akta Jalan, Parit and Bangunan 1974 ruling. When asked further, the management office will just say that "This is a strata title unit, you have to follow some newly minted strata title act"

At the moment, the only way to avoid this is to just mention that your kitchen cabinet, plaster ceiling do not require wall plugs and wall drillings, they using 3M double sided tape to stick. As for grills, inform that the grills are bolt on grills. 


SOHO ceiling fan

For SOHO owners, do take note the standard ceiling fan tube cannot be used because there is a pillar blocking here. A modified tube has to be purchased separately (around RM 20 from House of lighting Puchong). The tube has to clear 300cm length.


One Feng Shui tip, do not put your bed directly underneath the pillar, it's considered not so optimal Feng Shui.

Goddess Cafe at De Centrum Mall

One of the first few tenants going to open shop at De Centrum Mall is this cafe called Goddess. This cafe is a greek themed cafe with very minimalist and modest interior. From the banner outside it seem like it's a chill out place for coffee, vape and some shisha smoking. 

I noticed one of the good point about the mall is the ground floor units have got dual frontage which means that their front and back can be use as entrances to their business premises.

Developer could be finally taking action on the steep slope

Today while I was checking on the renovations going on in the units, I saw some workers measuring something near the carpark slope which I raised earlier in an earlier blog post. They were doing some measures at the exit slope. The problem is actually at the entrance, maybe they have done the measurements already at the entry slope. Hopefully the developer is actually listening to the complains of residents on the extremely steep slope leading into the car park.

Note : I was too busy to verify what the workers were measuring as I had to collect keys from my contractor who was rushing to go home.

International Schools near De Centrum City

One of the important considerations for family is children’s education first, then followed by place of work. This is so important that many developers build international schools in their township to attract family buyers. One famous property sifu once explained why downtime KLCC is not a good place for family stay as the nearest international school is Sayfol International School in Ampang, he explained that people who stay in downtown KLCC do not want to fetch their children to the school and then brave the notorious KL traffic back to work in downtown KLCC. Given a choice, families will always choose to stay near areas with institutions of education, proximity to workplace comes in second.


The nearest International School near De Centrum City is TIS (Tanarata International School). It’s located just a stone throw away from De Centrum City before reaching IOI City Mall. The next nearest would probably be Nexus International School at Putrajaya Precint 15 owned by Taylor's college group. 




KFC is really coming

I think can open 7th March Monday. All the equipment and fittings are almost ready. Kitchen seems ready also.

Update : 20160311 - It's finally open with some level for crowd, with the ongoing hot spell, this could be the place to hang out.



Infrastructure University IUKL Canteen

At the moment, before KFC at De Centrum City opens, one of the nearest place to eat is at the IUKL Canteen. The canteen is located behind the De Centrum sales gallery. From the outside the canteen looks quite rundown but inside it’s still acceptable.

Being an international university which specializes in Civil Engineering studies, they attract lots of students from North Africa and Middle East whereby there is an infrastructure construction boom going on. Therefore, at the IUKL canteen there is African cuisine and Middle Eastern cuisine. Expect to see people ordering huge plates of Kabsa dishes. Kebab is also a regular dish served there.








For the non adventurous, there is mamak (Malaysian Indian) stall and a Malay stall serving mixed rice dishes. Prices are quite reasonable as it caters to students. 





Update 2016-03-14 : The shopkeeper mentioned that the land the IUKL canteen is sitting on will be closed down in May and all food operators would have to operate from the De Centrum Mall aka Gallerie. Most likely the land would be redeveloped for office building (based on the masterplan pictures). The shopkeeper mentioned that the rental for the mall is too expensive for him to operator so very likely he will close down his business. 

Update 2016-12-26 : This place is closed already. Some of the operators have moved into De Centrum Mall.


Commercial electricity and water rates for SOHO owners

Time for a reality check, SOHO units are deemed as commercial units so the electricity and water rates are double the residential rates. It would be best to install water and energy saving appliances there. 

The easiest way to tell if your property is commercial is to see if there is a red exposed water piping in the property. This is the water sprinkler pipe.


This one can claim defect or not

This big crack not sure if can claim defect or not. I notice some of the workers fixing the defect step on this ledge to do the job so technically it should also be fixed to avoid mishaps from happening.


Uniten Turning Motorcycle Accident - danger spot

This turning out from Uniten (University Tenaga Nasional) is a danger zone prone for accidents.

Lots of motorists flying out of the turning without considering how fast the cars are also moving. This is also attributed to the rise in traffic along the road towards Cyberjaya. Lots of cars use this road as shortcut to Cyberjaya or U-turn towards Kajang.

Best way to fix is is probably put a traffic light there. No bumps please.
